AMC Delancey bought my building several months (21/Walnut) ago from Signature Properties/Green Street Management. This past month, I ran into an issue with PECO that took weeks to resolve and Steve and Wade were amazing and on the ball to help me take care of it. The management was easy to get in contact with as well as professional to deal with and I felt confident that my issue was genuinely their concern as well.
The building has historical significance (pictures of it from 1923 can be found online!) and is currently going through exterior renovations and I couldn't be happier! AMC is giving the building new life and exposing the potential it has always had in the Rittenhouse area. I can't wait to see the final product!

AMC Delancey acts like they care about their tenants, Not true. They do not respond to major issues such as noise from daily construction (6 months), or sound defects such as slamming doors and water pumps that destroy your quality of living 24 hours a day . When you inquire for a resolution to an issue expect 3-4 weeks before you can expect anything to be addressed. At that point expect to be ignored by Wayne and Steve. The management is more concerned about improving their building while increasing your new rent agreement by 10%. The management does not care about you the tenant, even if you live in one of their buildings for 5 years and pay your rent every month religiously. They will just give you two options, raise your rent 10% (which is illegal by law if a building has code violations which the building I reside in does) or just tell you the other option "we are just not going to renew your lease". DO NOT RENT FROM AMC DELANCEY. They are worse than the last owners Signature Community. They are they company that cares, just not about the people that live in their buildings.

Amen to the review of 3/12/2010 - AMC Delancey is shockingly amazing. I lived in my center city apartment for 2 years before it was sold to AMC, and had built up a load of frustration that was palpable every time I spoke of my apartment to anyone - the apartment had SERIOUS issues (overrun with mice, so cold we couldn't enter the living room in winter, etc.) and almost none of them were addressed in the 2 years before Wade took over. Assuming nothing would change, I kind of unleashed an unfair email at Wade about what a dump the place was, and was totally floored to find that someone was sent to take care of the mouse issues THE SAME AFTERNOON and that new, double-paned windows were ordered immediately to stop the heat from bleeding out of the living room. Although those took awhile to manufacture, Wade kept us up-to-date about progress and he also took the time to fix some major plumbing issues to ensure the longevity of the building. He did a lot of work on the exterior too that improved it both structurally and aesthetically, so now we don't look like that-dumpy-building-that-shouldn't-be-so-close-to- rittenhouse. Any time I've had an issue, my calls have been returned and the issue addressed within 24 hours, and everyone associated with this group is really, really nice. I definitely recommend renting from these guys.

AMCD recently purchased the building we live in. They have made some great improvements and have even more in the works. The owner has been incredibly flexible and helpful since we moved in. One night power went out to more than half of our apartment and the property manager was here within 20 minutes of us leaving a message with the company - keep in mind this is 9 or 10pm on a weekend. Will definitely rent another apartment from them.

After two years of living in a Rittenhouse area apartment, my building was bought by AMC Delancey. In the past, I struggled quite a bit to get small maintenance requests completed. It was a whole new story once AMC Delancey took over. They immediately began renovating the run-down building, and the common areas came out beautiful. After a few months I decided to upgrade to a bigger place. They showed me a duplex a block from where I was living. At the time, the apartment needed a lot of work. Within a month, they gutted the apartment, and made it look brand new. They did a wonderful and timely job, as promised. Also, they are very easy to get in touch with, and are close-by to make sure everything is going well.

In stark contrast to Signature Properties, AMC Delancey is really amazing and satisfying to rent from. Their leasing and building management are equally helpful and always willing to go an extra mile. My experience with them over the past year and a half has always proved them to be prompt and friendly. Whether its an issue with PECO, PGW or just a repair, they're always easy to get a hold of and on top of the issue.
They're also taking painstaking measures to renovate the old, heritage building I live in and it's great to see a management team that cares and respects their tenants and their buildings.
I know they will keep up the consistently great service.

AMC Delancey bought my building from Signature Properties soon after I moved into my apartment, and they have been fantastic. They allow dogs, which is awesome, and Steve has been great. I called him this morning because I thought I might have left my curling iron on, and he sent someone to my apartment right away to check for me, and he didn't charge me OR lecture me.
The building has been undergoing significant renovations, and it looks beautiful inside. On a side note, the workmen have always been friendly and helpful.
I've lived in many apartment buildings over the years, and I've never dealt with such a helpful (and understanding) property management company.

AMCD has not only been a great management company for the duration of my lease with them, but were also extremely helpful in finding a tenant to take over my lease mid-term. I recently accepted a job in Europe and was concerned with the penalty of breaking my lease but the manager quickly put the place up for rent, found a tennant and relieved me off my obligations. Also very attentive landlords and good people throuout the company. I highly recomment them as your leasing company. No troubles in any kind of weather!

The guys at AMC Delancey were always willing to help me with whatever I needed and very good at getting back to my emails in a timely manner. I loved my apartment, it was the perfect size with tons of closet space and the free wifi was a nice addition. I know they're planning on renovation and revamping all of the buildings. Would definitely rent from them again.

AMC Delancey became my new property management group about the time my lease renewed and they have impressed me from the start. They thoughtfully took the time to call every new tenant to discuss possible changes as well as concerns about our units. They followed through with repairs/changes that required immediate attention and have showed continued interest in tenant satisfaction. The comparison between the old and new management group is like night and day.
Now, I find myself in a position where I must relocate and end my lease arrangement early. Steve B. has been extremely helpful in helping me identify the most cost effective route to doing so and responded immediately by visiting my unit to take pictures and get a listing out to potential renters.
I'm bummed that they don't have a presence in the area where I'll be moving. I highly recommend anyone looking for an apartment to look at units managd by AMC Delancey.
Oh, and if you're looking for an apartment home on Clinton Street (quite frankly, one of the nicest streets in Center City Philadelphia), there is a new listing.

Very pleased with my new home and the AMC Delancey team. I rented the apartment site unseen due to moving from NYC and was told the space was going to be renovated before I arrived. While the apartment met all of my requirements (location, easy commute to 30th street train station, 1st floor, pet friendly, wash/dry access, brownstone building) I was looking forward to seeing the unit upgraded from the video tour version of its current state.
The renovations far exceeded my expectations and I continued to be amazed and impressed by the attention to detail, cleanliness and manner of everyone from their staff that I've interacted with so far. They clearly care about the property and its maintenance. The quality of building materials in the apartment was not scrimped on and as someone who has lived in a variety of apartments, in some cases paying several hundred more than I am here currently, this by far is the best living enviroment and management I have experienced so far.
I appreciated the in person introduction from Wade, Steve and maintenance crew. The staff was very polite to my mother who served as my in person point of contact until I could arrive from NYC.
My satisfaction is so complete that I would explore the rental availabilities from this management company before looking elsewhere in a few years when I outgrow my current space.

As a recent graduate I have found myself in a difficult position trying to manage escalating debt with future job opportunities. The received understanding and sincerity on behalf of AMC Delancey staff has amazed me! Since the current building I lease is being bought from AMC Delancey, I have had the opportunity to work alongside both management companies in transferring a new tenant for my replacement. At first I was a little wary of dealing with a second management company trying to explain my situation and gain empathy in allowing myself to find a new tenant for replacement. I can honestly say I was pleasantly surprised! Not only did AMC allow me to find a tenant replacement, but also offered complete support and assistance throughout the entire process. AMC Delancey understands unforeseen events are part of life. The company's team does not only possess excellent talent in the real estate profession, but displays personality characteristics every management company should emulate.
I would highly recommend this management company and should I receive a job back in Philadelphia AMC Delancey will be my first call!

I have lived in my apartment on Arch St. for almost two years now and have had a wonderful experience. I moved here for a two year residency program and living in Old City has been perfect. Having my parking spot in the controlled-access gated-lot has made me feel safe when I am coming and going at all hours of the night with my program. I have never had a problem with someone in my spot.
I have had no complaints with the apartment. Every maintenance request I have made has been followed up. Last summer our washing machine died and it was replaced with a new one quickly and without problems. A few months ago there was a problem with the water pressure in the building, wade and Steve sent emails, put up fliers and called to keep us all informed of the progress.
They also worked with my on extending my lease an extra month to accommodate my schedule.
They do a great job with keeping everything clean and well kept, there is a cleaning crew that comes through once a week to clean the hallways and vacuum.
Overall I would definitely rent from AMC Delancey again and it has been a great experience, especially after all your hear about management companies in Philly.

Great apartment at a reasonable price--at least for Old City. It's an old building that's got style, character and a few problems (225 Arch), but the management stays on top of it. Good communication and follow through from Wade, Steve and Rocky. The deficits are minor and somewhat endemic to a building of this vintage. i l. 0 friends 1 review Philadelphia, PA 3/12/2010 i have been shocked and amazed by how helpful, dedicated, and frankly unflinching the guys who are AMC Delancey are. like the other reviewers, i had been in my apartment a short time before my building was sold to AMC. there were already a lot of issues making my place pretty unbearable - moldy closet, no heat, leaking roof. not fun! when i heard on top of it the building had been sold and i had no idea to whom, i was more than a bit peeved. then i met steve and wade. within the first week i could see the difference. not only were repairs made the day they were needed, but they were made with a smile and i was treated like a human being instead of a naggy, needy tenant.
to explain the full distance they go to to make your living experience with them a happy one - in the middle of the snow storm my roof was leaking terribly because of the snow accumulation. steve, with a ladder too short and and a winter coat quite frankly too thin, climbed his way onto my roof and shoveled all the snow off. i could NOT believe it!
if you have the opportunity - rent from these guys!

I had signed a lease with the previous landlord, and less than a month later, the place was bought out by AMC Delancey. I had not really spent much time in the apartment before they bought the building, but I quickly realized that my apartment was in poor condition. Thankfully, AMC Delancey and my landlord, Steve, wanted to renovate my apartment for a slight increase in rent, and now I have a completely new bathroom, kitchen, and new lighting that really changes how the apartment looks and feels. The management does everything they can to accomodate its tenants, and I really appreciate it. The landlord himself even helped me hang my tv on the wall.

AMC Delancey bought the building I'm currently living in from an unreliable and unresponsive management company. I had been living in the apartment for a few months and was still waiting for the repairs/upgrades that the previous company promised would be done before I moved in or shortly after. When I found out the building was sold, I figured nothing would be taken care of and started hoping I'd be able to get out of my lease early. Luckily, the complete opposite of what I expected occurred. Not only did AMC fulfill the promises that were previously made by the old company (and they did not have to), Steve, one of the owners, actually came by and had me make a list of what I would do to improve the apartment. He listened to my suggestions, asked for my opinion, and worked with me so the apartment could be upgraded and I could afford to still live in it. Less then 2 months after AMC bought the building, my apartment was completely renovated (including a brand new kitchen, bathroom, and all new carpeting). I absolutely love it!
Everyone I've met that works for the company has been incredibly responsive and accommodating. Since graduating college, I've lived in at least 5-6 different buildings and have had my fair share of horrible landlords. I can honestly say that this is the first time that I've felt like the property owners actually care about making sure I'm happy and comfortable in my apartment. I've already recommended the company to a bunch of my friends and strongly encourage anyone who is looking for a new apartment to check out one of their buildings.
